Property developer jobs are types of jobs that are involved in the purchase, improvements, development and sale of new and existing properties such as buildings and lands. Property developer jobs may be occupied by an individual or partners.

Property development has two main activities: land development and building development. Land developers purchase "raw" lands and improve them by building utility connections and infrastructures. Building developers in building jobs acquire raw lands in order to construct building projects like residential and commercial establishments.

Property developer jobs require of people who hold the jobs to perform some or all of the following tasks and functions:

  • research and identify development opportunities
  • prepare studies and reports of potential projects
  • provide estimate costs vis-a-vis potential profitability
  • present proposal to investors
  • prepare schedule of the projects
  • collaborate with architects, engineers, and other tradespeople to design the proposed development
  • ensure that there's sufficient resources until the completion of the projects
  • hire contractors to build the development
  • prepare and ensure that all documents are in order
  • ensure that all legal requirements for the projects are met
  • present and explain projects to community meetings
  • monitor and keep track of the progress of the projects
  • make sure that occupational health and safety requirements are observed in the work site
  • facilitate marketing strategies to establish sales.

What you should have

If you want to engage in property developer jobs, employers require you to have a tertiary degree in business administration, marketing, urban planning, law, commerce or any related field. Some employers prefer those who have masters degree in closely related fields.

If you're interested in becoming a developer, you must have gained experience in property development field as salesperson, leasing agent, or broker. You must also possess strong entrepreneurial and communication skills. Employers may encourage you to attend industry seminars to enhance your skills and knowledge.

You must demonstrate knowledge of national and international market trends in property development. A firm grip on property laws and local regulations is important. Knowledge of building and architectural methods is an advantage. You must also have planning and organisation skills
